Rating a manufactured or modular home yourself

We will not recommend one manufactured home builder over another for two reasons:
  1. Since we only sold one brand of home we are not familiar with any other brands. We would not presume to know how other manufacturers build their homes or what reputation their dealerships have.

  2. Everyone's tastes and situations are different. What is good for one might be bad for another. What we like may not be what you would like. Again, we would not presume to know what is best for you. It is a decision that only the buyer can make.

Since we don't know of any "Guides" that rate the different brands of manufactured homes we thought we would give you a few tips on how to do it yourself.

Every manufacturer should make available a list of "Standard Features" or similarly named list that will tell you what each series of homes is constructed of. It can be a crucial tool to use in making comparisons. It should also state what is included in the base price of the home.

If it does not list a washer and dryer then don't expect them to come with the home except as an option that will cost a little extra. If one home is built from 2x4's and another is built from 2x6's then the house built from 2x6's would be the better built house. If one has more insulation than another then it would, of course, be better. Simple, huh?

Of course, a house built with better materials and that includes more standard features will cost more but in an investment as large as a house it is usually worth the extra money. You get what you pay for in most cases.

Rating the home itself is important but another important thing is to "rate" the dealers you visit. Make sure you feel comfortable with the salesperson you are thinking of working with. If they seem pushy or won't listen to what you want then maybe you should go elsewhere. Maybe there is even another dealer for the same brand of home within a reasonable distance. One pushy salesperson does not mean the manufacturer is bad.

No matter who you are dealing with and no matter how much you think you can trust them do NOT assume that everything is standard or included in the contract until you actually SEE it in the contract. Do NOT sign it till it is satisfactory to you. We have heard from way too many people who find out AFTER they have signed the contract that it did not include what the salesperson said. GET IT IN WRITING!

Make sure you do your homework and no one will be able to fool you or talk you into something you don't want. The whole point of this website is to help you make a wise investment that you will enjoy for years.
